Results

Achieved one of the lowest price points per sf in Tech Center history for an antiquated office building for my investor client.  Located in the heart of the Denver Tech Center and identified significant underutilized development opportunity (by right) for this particular site (B-8 zoning).  My client has since sold and it has become Helios Apartments on this site (picture above).  Originally acquired as a antiquated 45,000 office property with low occupancy in the heart of the suburban office market for a future and substantial development opportunity. Now on this site sits the Helios Apartments, a high end apartment project (pictured above and linked below) and a far higher and better use on the real estate as originally determined.

Of further real estate interest, the property owner and seller of Market Center at DTC is the same property owner of Case Study #15 (575 Union).
